Airbnb or VRBO - which booking platform should I use?

We list on both Airbnb and VRBO, so you can book on whichever platform you prefer.

No matter which platform you choose, you’ll receive the same high-quality service and thoughtful amenities that Texas Sunset Venues is known for. We personally ensure that every stay meets our exceptional hospitality standards—regardless of where you book.

Policies - check-in, check-out, and cancellation

Check-in is after 4:00 PM.

Check-out is before 11:00 AM.

Cancellation: full refund for cancellations made 24 hours or more before check-in. Modify or cancel through the platform you booked on.

Maximum stay is 7 days per booking.

Early check-in : may I arrive earlier than the scheduled time?

Check-in is at 4:00 PM. Early check-in is best effort: if cleaning is finished early, we may be able to let you in sooner, but it is never guaranteed. If you arrive early, feel free to explore the area while we prepare your home-away-from-home.

Events - Do you allow events?

To maintain the tranquility of our properties and protect the facilities, we do not allow events or parties. Our spaces are designed for peaceful getaways and intimate stays.

However, visitors are welcome as long as the total occupancy does not exceed the property’s limit.

Late check-out : may I request a time later than what is scheduled?

Our turnover process ensures that every home is perfectly prepared for incoming guests, so we require the full time between check-out and check-in to maintain our hospitality standards.

Even if the night after your stay isn’t booked at the moment , it may be reserved at any time due to our instant booking and self-check-in options.

For a more relaxed departure , we recommend booking an additional night to reserve the space for your entire last day. This way, you can check out at any time without feeling rushed.

Linens : what linens do you provide?

We provide luxury bed linens, plush towel sets, beach towels, make-up towels, and dish cloths to ensure a comfortable and convenient stay.

Pets - what are your restrictions?

We welcome well-behaved, house-trained pets. There is no pet fee or deposit, no size or breed restriction, and no limit on the number of pets; please tell us how many pets are coming when you book.

Pet Guidelines:

  • No excessive barking or off-leash wandering.
  • Owners are responsible for cleaning up after their pets.
  • Pets should not cause damage to furniture or property.
  • Pets left unsupervised must be kenneled (crated) indoors.
  • Extra cleaning fees may apply for excessive pet hair or accidents.

Our properties are ideal for pets to explore nature and relax by the water alongside their owners.
